also an old buddy's birthday today---he says he and his wife have just bought a furniture business for her to run: 100k for bidness + 100k for stock included which is meant to sell at double cost price (=200k)....11k a month rent and so forth---respect his choice --- he has to pay 9% for his bidness loan (higher than mortgage rate)
